What is Our Land?

Our Land is a real estate company that purchases agricultural land (arable land, olive groves, vineyards, woodlands), promoting ethical agriculture while simultaneously protecting the environment and landscape. This land is then leased to agri-food companies or local farmers. At the same time, outbuildings and ruins are revalued, as are areas suitable for residential tourism. These developments are carried out in an eco-sustainable manner and blend seamlessly into the landscape.

Why does Our Land purchase land and then lease it to local businesses?

Many agricultural lands are at risk of abandonment upon inheritance. Our Land is a real estate company that does not directly operate in agriculture.

Therefore, the prerequisite for a purchase is finding an agri-food company or a farmer who shares Our Land’s principles of land management, using organic, natural methods and ancient grains.

What are the selection criteria for land purchases?

Our Land has a team specialized in land research and selection. Before submitting a purchase opportunity to the Board of Directors, the team directly inspects the land and formalizes preliminary agreements with prospective tenants.
There are 21 selection criteria (from the presence of springs or waterways to access routes, from price per hectare to expected profitability, etc.).

Where can I find information about land that has already been purchased?

On the page acquired-lands you’ll find all the land already purchased, for which a preliminary contract has been signed, or for which it has been auctioned.
Furthermore, as soon as the Registry Office updates its records, you’ll find a link to the company registration certificate certifying the ownership of Our Land Holding Ltd., of which the Shareholders become co-owners by virtue of the shares they subscribed.

Where is Our Land currently focusing its research and land selection?

We intend to complete our presence in Umbria and expand our presence in Italy, particularly in Tuscany and Sicily, and possibly in other regions that offer interesting opportunities, including the possibility of establishing efficient management partnerships consistent with our values. At the same time, we have also begun research in other countries such as Greece, Croatia, Slovakia, and Turkey (very interesting for its renowned and profitable pistachio cultivation).

How is the profitability of purchased agricultural land calculated?

The standard metric is profitability per hectare. For a company that diversifies its investments and their time horizons, it’s essential to prioritize profitability relative to the purchase price of each hectare.

Does Our Land sell food products under its own brand?

Yes. In the coming months, high-quality products such as olive oil and pasta made with ancient grains, produced by the same farms that farm the purchased land, will be available on the website www.ourlandgoodfood.com with a significant discount of 40 to 50% for members.
All products from these same farms and other local partner companies will be available on the website immediately, with a discount of 5 to 15% for members.

How are dividends generated?

Dividends are generated through the collection of rental payments (in kind or in euros), proceeds from the redevelopment of outbuildings or ruins on the land, and the construction and subsequent sale, rental, and/or timeshare of tourist- residential facilities on land with building areas (for example, the land in Valtopina).

When will dividend distribution be possible?

The first financial year in which the possibility of distributing an initial, albeit limited, dividend will be submitted to the Shareholders’ Meeting will be 2027.

What's the minimum amount you can subscribe?

You can subscribe for a minimum of 300 euros, and then multiples of 300 (600, 900, 1,200, and so on).

How many shares do I receive for every €300 subscribed?

In the current fundraising round, for every €300 subscribed, you’ll receive 100 shares.

Will I receive a share certificate?

The Company has an agreement with Seed Legals, a British legal firm that handles the regular registration of shareholders, maintaining the register of shareholders, and issuing share certificates. Share certificates are normally deposited with Seed Legals, but shareholders can request them at any time.

When can I sell my Our Land shares?

Real estate investing is typically a medium- to long-term investment. Using shares in a real estate company allows for shorter liquidation times. Specifically, starting in 2028, should the need arise, shareholders will be able to rely on an internal market between incoming and outgoing shareholders. The subsequent goal is to have the Category B shares listed within 3-5 years (2029-31). From the time of listing, the shares will be liquidated at any time.

I see a cryptocurrency called Crypto Point (XCPT) listed on the website. Am I buying a cryptocurrency?

No. Your subscription is tied to the purchase of Class B shares in Our Land Holding Ltd. During this initial launch phase of the startup, the aforementioned currency is given as a free bonus to subscribers.

So, is the risk of my investment similar to that of a real estate company stock or the much higher risk of a cryptocurrency?

The risk of Our Land’s shareholders is typical of a real estate company stock investment. Therefore, it is significantly lower than an investment in cryptocurrencies.

What happens if Our Land goes bankrupt? What is my risk?

Our Land is a joint-stock company, so the risk for each shareholder is tied exclusively to the capital invested. Our Land has several unique features that make bankruptcy, if not impossible, at least remote: it has no fixed personnel costs, it does not operate on debt, meaning it purchases land and properties only with existing funds, it manages the land without business risk because it entrusts the management of the land to others with strict contracts. Finally, regarding the real estate, it sells first on paper and only completes the work once the buyers have prepaid for the work.

Do I have to pay taxes on my shares?

No, however, the shareholding in Our Land Holding Ltd must be reported in section RW of the tax return from the year following registration in the shareholders’ register, but this reporting does not result in any taxation. However, when dividends are received, they must be reported in the tax return and will be subject to the standard 26% tax rate. If in doubt, we recommend consulting your accountant or CAF.
